Abusive Landlord

We have rented a house at 13696 Bald Cypress Circle in Reflections Lakes from Attorney Robert Geltner for the past two years. We have taken great care of his house and we have the attached pictures and have more to prove it. But nothing we do is ever enough and this is the reason we have decided to move out after two years. Upon moving out I cleaned the place from top to bottom and took pictures. I had the carpets and the tile and grout professionally steam cleaned. The dining room area had some faint pet stains which were treated by the carpet professional. There had been some flooding three months prior from when the landlord had the house pressure cleaned on the outside and that also caused some extremely mild shading in the dining room. After our walk through the landlord appeard satisfied but then I got a call that the new tenants claimed there was a smell in the dining room and they wanted new carpeting in the entire house or would not move in. The carpet is eight years old. The landlord is now replacing the whole carpet and charging us for 25% of the cost. But this is not all. The new tenants have their own washer and dryer. Sothe landlord is removing the washer and dryer. He is taking moeney out of my security deposit for cleaning under the washer and dryer! I have been told tenants are not suppose to remove appliances because if you do and they break then you are liable. I vacuumed all the window treatments and all the baseboards but I never thought I had to move the stove, refrigerator, washer and dryer and vacuum under there too! Then they have a fancy German faucet in the kitchen with inticate internal parts that have clogged due to the particles that run through water and water pressure is low. You cannot open it to unclog it and they are charging me for a new faucet too!. In the Master bedroom the window treatment was lose when we moved in. Something they acknowledged when we moved in and when we did the final walk through. Well, now they are saying they plan to deduct for the required hardware to fix that too. These people are abusive beyond belief. They are also claiming things about the yard that are simply not true and we have the best yard compared to either neighbor and were the only ones that hired a professional yard service to tend to our yard. They also say they are charging us a daily rate for the delay of the new tenants moving in since the new tenants are getting a rent credit for those days.They are trying to keep as much of our $1450.00 security deposit as they possibly can. I think it is disgraceful that a man who is an attorney in town and his wife who is a big shot for Salvation Army, Meg Geltner, would be doing this to us. I have been laid off from my job since March and am not in the position to go an hire an attorney to fight these abusive landlords. I feel for the next tenants that will fall into their grips.

If you have a signed walk thru where no damages were listed he is not able to do this take it to small claims

You are intitled to your FULL deposit. Pictures are proof enough that you cleaned from top to bottom. He CAN NOT argue this pictures in a court of law. You win ... he looses! Case closed.

that is why i am wary of lawyers in this day and age and would think twice about doing any kind of business with most of them. The wife ought to put her foot down and be ashamed especially being a worker for the Salvation Army!

This is why it is better to rent using a Realtor. They follow the law and have realistic expectations at the end of a lease term. If your lease includes that the loser pays attorney fees I suggest you get a Real Estate attorney and sue the idiot.
